Sadly, due to medical issues, we decided to sell our villa in Montserrat.
We figured that it would take a few years. Paul was able to find us a buyer in a few weeks.
Nothing in Montserrat happens quickly or without a few wrinkles. Paul was extremely efficient and attentive throughout the process.

To begin, there is the joy of the staging process. Paul has a great eye bringing freshness and salability to the property. His professional and abundant photos enhanced with an enticing property description created a new level of island marketing. We recently hired Paul Lanouette, of MNI.Villas, to sell a property of which we are executive trustees and we are pleased to share our experience in working with him with others. From getting the property ready for sale through the final closing, Paul was a true partner. He made sound recommendations of work to be done that would both enhance the marketability and accommodate an expedient sale of the home. In addition, Paul was quick to roll up his sleeves and get “down and dirty”, cleaning and organizing cupboards and closets, disposing of unusable household items, scrubbing sinks, appliances and making beds. It was obvious to us that he truly cares about the presentation of his listings and wants his clients to see the value of proper staging and expert photography.
Paul was very good at setting up the property and opening it up for showings. Having potential buyers arrive at a property with windows and doors opened instead of a closed up and darkened space certainly created a welcoming vibe which we feel can make a big difference in how a home is perceived. As a direct result of Paul’s collaboration with us, we sold very quickly, which is not always the case here on island.
Because of issues surrounding the intricate details of the Trust, the property took longer than normal to reach closing. Paul remained in contact with us throughout the transaction, always communicating succinctly what needed to be done to move the process forward. We very much appreciated his availability to answer questions and keep us informed and on track. As Trustees with a fiduciary responsibility to maximize the profit for the Trust, we feel very strongly that we made an excellent choice in employing Paul to get the job done and have no hesitation with referring him and his services to potential sellers or buyers.

Paul Lanouette of mni.villas recently sold my home in Montserrat, and I would like to share my experience of working with Paul, whom I give my highest recommendation.
Things could not have gone more smoothly. Paul is the consummate professional in every aspect. He is a professional home stager, and knows just what a home needs to show brilliantly. He also knows how to present the home on his website with just the right photos and information. Everything is perfect after he’s applied his touch.
Paul also impressed me with the extra effort he put into showing my home. Since I was not in the country, he opened up the house and made certain everything was in place prior to a showing. This wasn’t a small thing, since hurricane shutters had to be raised, and outdoor furniture, which had been stored inside, taken outside and arranged. The house had not been occupied for a couple of months, so there was much to do to prepare it for the first showing, including putting sheets on the bed! Paul did all this himself to insure the house showed at its very best.
I was also impressed with his overall professionalism. We were friends prior to working together to sell my home, and although I never felt we lost sight of that friendship, he remained very professional in our meetings, staying focused on the business at hand.
Paul is very responsive to calls and emails – always available - and is a very good communicator, something that is especially important to me. It takes a lot of communication to do an international sale, and I couldn’t have been more pleased with how that went. He also understood that I had mixed feelings about selling my home, and when I wavered at one point, he was supportive and helpful, and never pushed.
Having said that, he’s so very good at what he does. He knows real estate, and he knows how to sell it. He is personable, knowledgeable, and understands what it takes to get a home sold. He is easy to work with, but if there is something that needs to be done to facilitate a sale, he is not afraid to let the owner know, but does so with the utmost in diplomacy.
My home sold in a week, and Paul sold it to a couple before they were even able to get an in-person tour. He went to the trouble of doing a live walk-through video for them, and I think it was this effort that sealed the deal.
And when it came to settling everything, Paul took care of everything, and made closing a breeze. Everything for me was simple – except parting with my beloved home. I had no idea it would sell so quickly, but this is what happens when one has a professional such as Paul, for whom I’m very grateful.

Paul did a great job finding us a villa to stay. We only had a week and a half to find a place and he found a great one for us!! He also helped us get a rental car. He checked in on us once we arrived at the villa and asked if we needed anything. My wife needed coffee, cream and sugar and he went back to his place and brought us some to hold us over, and also brought two slices of homemade banana bread (which was delicious).
Paul checked in on us throughout our stay to make sure we were good and didn’t need anything. We highly recommend him! We will also use him again in the future!! Thanks again Paul!!

To say Paul Lanouette went above and beyond for us would be an enormous understatement. From the moment we contacted him about our desire to visit Montserrat, he jumped into action. Our decision to visit this beautiful island was VERY last minute and we honestly did not know how we would pull it off. Without Paul there to assist us, our dream vacation would never have happened. From day one of our planning, to the day we departed, Paul was there to help. He answered every question we asked, and there were many.
Upon landing in Montserrat and reaching the villa, we were absolutely stunned by the beauty of its location and the house itself. It was as if Paul read our minds and knew exactly what our dream vacation should look like. In addition, he had stocked the kitchen with food and drinks, so we had what we needed for the first five days. That moment, of walking in and seeing where we would be staying for two weeks, will stay with us forever. Pure Heaven!
In addition to finding us the perfect house, Paul provided us with valuable information on traveling to the island, arranged delivery of a rental car and even gave us a tour of where to shop, beaches to visit and restaurants to try. During our stay, Paul was an invaluable source of information and he stayed in touch with us throughout our time in Montserrat. He always had our best interest in mind and would drop everything to help us, whether it was calling for dinner reservations or broken flip flops, he was right there to assist.
Back at home, we often reminisce about our trip to Montserrat and are grateful to Paul for his guidance and support. His integrity, professionalism, attention to detail and his deep desire to help his clients is apparent in everything he does. We are now looking to purchase a house on the island and look forward to working with Paul. He is one in a million and we have no doubt that he will find us the perfect home.
We honestly cannot say enough about Paul. He was always extremely professional, while at the same time showing a heartfelt desire for us to relax, have fun and take in all that Montserrat has to offer. A perfect example of his thoughtfulness happened on our last day on the island. As we prepared to leave for our long trip home, Paul stopped in to say goodbye and wish us well. He had packed us two pieces of homemade carrot cake, complete with napkins and utensils, for us to enjoy on our way back. We have never experienced such kindness and care from someone with whom we have done business.
